Design (2–4 weeks). A site walk, a 3D model of your yard, revisions, then a line-item fixed price. Agreement & permits (4–8 weeks). Engineering, HOA, and county permits. Build (10–16 weeks). Excavation, steel, plumbing, gunite, tile and coping, deck, equipment, finish, and fill. Startup (30 days). Curing, balancing, walkthrough, first swim. Placeholder timelines; yours is written into the agreement.

Questions to Ask Any Builder, and Red Flags

Who is actually on my site?

Ask whether crews are employees or subcontractors, and who your single point of contact is.

Is the price fixed?

Ask what could change it. Site conditions should be found at the site walk, not billed later.

Who inspects each phase?

Ask what is checked before steel, plumbing, and electrical are covered up.

What does the warranty say?

Ask for it in writing: shell, plumbing and electrical, equipment, and finishes, with terms.

How do I finance a pool?

Most of our clients use an unsecured home-improvement loan, a home-equity loan or line of credit, or cash-out refinancing. We work with lenders who specialize in pool construction, and pre-qualification does not affect your credit. Funding is staged to the build so you never pay ahead of the work. Are the starting-at ranges real?

They are placeholder ranges that reflect typical scope for each project type. Your actual price comes from your 3D design as a line-item fixed agreement, in writing, before anything starts.

How long does the whole thing take?

From first call to first swim is typically several months, most of it permitting and the build itself. You get a realistic schedule in writing at signing, and your project manager tells you before any date moves.

What is the biggest cost driver?

Size and shape, then whether you add a spa. After that, finish, decking, features, and site conditions. The equipment package matters less than people expect, and upgrading it is often the best value.
